Lower building costs seal the deal as enquiries grow for land at N4 Gateway light industrial park
Superb location and exceptional features mean that ready-to-develop land at Uniqon’s N4 Gateway light industrial security park is attracting growing interest and enquiries with its increasing attraction thanks, in part, to weakening building costs.
“We’re noticing that building costs are lower than in the past as contractors vie for work and are prepared to decrease their margins,” explains Uniqon’s Theuns Botha. “For N4 Gateway, that translates into strong demand and accelerating building activity.”
Despite tricky economic conditions in the past year, he points to the fact that 27 erven – spanning 93 633,000sqm of land – have already been sold at the light industrial park, to businesses in sectors including pharmaceuticals, property development, logistics and construction. Buyers include companies like Chempure, Biddulphs Removals and Ivubu Investments, BP SA and Business Partners.
Botha notes that enquiries from both investors and developers are on the rise. Most are seeking to take advantage of the park’s proximity and access to markets in Gauteng, Limpopo and Mpumalanga.
“Now is a good time to build at the best price, and the market is aware of the fact,” he adds, saying that land is selling from R600/sqm.
Location and building costs are only part of the appeal. The 46-hectare N4 Gateway park, provides the full range of competitive services and facilities that light industrial tenants expect. Stands for development, factory units and turn key projects are all on offer. Features include high security, fully installed telecommunications infrastructure – and guaranteed electricity supply, which is an essential consideration for any business. A unique feature is the adjacent wetland which Uniqon is rehabilitating as part of their commitment to the environment.
“The flexibility and functionality at the park allows prospective tenants to build exactly what they need, to their own specifications,” says Botha.
