Pretoria’s superbly located N4 Gateway Industrial Park
leads the way with optimal security
Specialist property developer, Uniqon, has announced that its R350 million light industrial park development, located on a tract of prime land along the N4 highway in Pretoria’s eastern suburbs, is all set to commence with the construction of custom-built client premises. The development is now proclaimed and fully serviced.
Offering optimal location and cutting-edge security, the 46ha site comprises 124 stands ranging from 1,493sqm to 10,563sqm, with easy access to the N1, N4, Hans Strydom Drive and Bronkhorstpruit Road. The superb location of this security park makes it an ideal location for logistics operations that service the Pretoria, Mpumalanga and Limpopo areas. Tarred roads, street lights and other services have already been installed.
“This prime site provides a good opportunity for businesses which require a secure environment that’s affordable and close to major highways. N4 Gateway also offers an opportunity to build according to each company’s exact specifications,” says Theuns Botha of Uniqon.
Within the light industrial park, N4 Gateway makes allowances for a dynamic mix of uses, including warehousing and assembly, showrooms, wholesalers, pharmaceutical production, panel beaters and mini-factories. Furthermore, given the planned aesthetics, the park is also suitable for office space. “Opportunities abound for those who list security and proximity as the most important factors in business location,” notes Botha.
N4 Gateway is, as its name suggests, is flanked by its namesake, from which it enjoys excellent visibility. It is also located next to the busy R104 regional road.
“The development’s superb location makes it a perfect gateway to all areas across Pretoria,” adds Botha.
Located in the upmarket eastern suburbs of Pretoria, the industrial park is a short distance from the exclusive Silverlakes and other residential estates. “This bodes well for those business owners who wish to avoid commuting and establish their businesses near to their homes,” says Botha. Mamelodi, to the north west of the site, also offers further access to labour.
Optimal security is a distinctive advantage to N4 Gateway. The 3-metre perimeter walling is complemented by a 3,6-metre electric fence, razor wire, lighting at 50-metre intervals and a network of CCTV cameras which connect to a centrally manned control room. Access control measures include spike booms, biometric fingerprint readers and CCTV technology. Importantly, backup generators ensure continuity in the event of power failures.
Furthermore the road access to the site offers clear long-distance views – another benefit for security. “This is important for logistics companies where trucks carry valuable cargo.”
The City of Tshwane has committed to take responsibility for all services, with the property owner’s association liable for management of the park. “This means that owners and tenants levies will not include the road or services infrastructure, making this more affordable. N4 Gateway also has a guaranteed supply of electricity,” says Botha.
Uniqon is a well established property development company, with an excellent track record and a team of experienced and competent professionals in all fields.
